bath leak , damaged ceiling etc

Hi

Tough times in our new house , the next thing wrong is last night the wife was having a bath and directley below in the kitchen a large bubble was forming of artex , dripping on the floor , quickly put a large container under it , took photos , popped it etc

took the side of the bath , mould and damp and the waste pipe was very wet at the join , we have emergency cover and a plumber is coming out today , the insurance company were trying to get me to just let it all `dry out` , then they would look at pictures i would send and agree a price to make good

Of course , i have worries the floor and ceiling boards are so wet that possibly joists could be damaged , and said so , basically it took a bit of forcing but they have arranged a building damage surveyor type outfit to come round to assess the damage

Is this usual , i have never claimed a thing before in my life...

Is there anything else i need to worry about ,should i be making a proper fuss ref the joists and flooring etc , the ceiling in the kitchen is blatanlty discoloured and soft to touch in an area of say 1 x 1 and under the bath above has mould and dampness

    I cant tell you about your specific water damage...but several years ago we had a flood that caused water damage to our dining room and hallway and the insurance company sent round an assessor to look at the damage and agree the work that needed to be done...I assumed they did that with lots of water type claims on the basis that in some cases it is just a case of letting the area dry ...but clearly with others there needs to be some replacment of fixtures/fittings.

  • Sorry to hear you're having all these issues in your new home Dan.....That's the joys of home-ownership unfortunately :( In my own experience, when we had a water cylinder split and leak through to the kitchen ceiling below our insurance co sent out a surveyor/assessor to look at the state of the damage etc in the first instance.

    In our case there was a nasty artex ceiling with fluorescent tube lighting that we were planning to replace anyway so were actually quite pleased it happened, although as the insurance co would only replace like-for-like (ie more artex and the same style of light fitting - yuck!) we paid extra to have the ceiling plastered smooth and down lighters instead of the outdated tube ;) Hope you get it fixed soon so you can get in with enjoying your new house......
