    Yes, Mr.OP, just great. As a LL, we get enough stick on here for being callous barstewards and you want to kick tenants out of their home, a month before Christmas. No wonder we have such a schit reputation.

    As has already been stated, two months is the minimum requirement, but it might be nice if you doubled that, to give them time to sort their finances and affairs out.

    I am completely appalled at some human nature. Go find somewhere else to live, you've got 4 weeks and I don't really care.
  • Sadly it all just comes down to a business relationship.
    After 6years it must be assumed that they've been good tenants and it seems harsh that they should be evicted with such little notice.
    Is this post a deliberate wind up?
    A proper landlord would surely have all this information at his disposal.
    Would the OP like to find somewhere to live at 4weeks notice?

    (doesn't sound like a nice bloke) isn't doing a wind-up and would really like the occupants out in 4 weeks then he could trying bribing them, in a way that can't be seen as harassment.

    In tenants shoes I'd be wanting £5k upwards... hopefully the tenants are reading this thread...

    I think the regular posters are being over-critical here. Yes, I know 4 weeks is an absurdly short time, but if the tenant agrees, we have to assume they do so voluntarily. If they disagree then they could conceivably still be there at Easter!

    Lets look at answering niceblokes question.

    A key question is the exact date the tenancy began and how long the original agreement was for. Have there been any other agreements since?

    Was a deposit taken? If so, have you (a) protected it in a government approved scheme before 5/5/12 and (b) given the tenant all the paperwork required by the scheme?

    In your bundle of paperwork, do you have details of a 'section 21 notice' ever being served on the tenant?

    Is the tenant in breach of contract in any way?
    Life should be a little nuts; otherwise it's just a bunch of Thursdays strung together.

    As stated in my earlier post, I can understand why tenants hate us, when I read this sort of thing. The more I think about it, the more I believe it has to be a wind up.

    Edit: Nope, seems like it is a serious question and the tenants are apparently very good, so schiting on them from a great height is obviously how you repay them.

    No you can't. You have no idea on the OPs personal circumstances. You have no idea whether the OP is prepared or able to offer the tenants a massive incentive to leave in four weeks. You have no idea whether the tenants would be happy to move out in four weeks. You have no idea whether the OP has previously been told (mistakenly) he can get tenants evicted in four weeks.

    Unfortunately the OP has done one, probably because all he's getting is abuse from some posters who are making ridiculous assumptions rather than trying to help the guy improve his knowledge.

    Oh and btw, it's two rental periods, not two months notice. I would have thought as a landlord you'd know that.

    I, like most people deal in calendar month rentals, obviously people like yourself are more used to dealing in the bottom end of the market in weekly rentals. My apologies for assuming that you were like most other LLs.

    Well, from your lofty position at the top of the market, could you at least make sure you use the correct terminology when dealing with us plebs.
