however I have asked the Agency to inform me who the LL is and they have refused to tell me so how do I go about getting that information from them?
Kind regards
salsoul
Look on your tenancy agreement. There should be the name of the landlord and their address (this may be c/o the letting agent which is fine) Just write to the landlord c/o the agent.0 -
* The name of the landlord should be on the tenancy agreement.
* You can find out who owns the property by paying £3 to the Land Registry here (buy the 'Leasehold Title' for the flat, not the 'Freehold Title).
* If you write to the agent, requesting the LL's name and address, he has 21 days to supply it. Landlord & Tenant Act 19851 Disclosure of landlord’s identity.
(1)If the tenant of premises occupied as a dwelling makes a written request for the landlord’s name and address to—
(a)any person who demands, or the last person who received, rent payable under the tenancy, or
(b)any other person for the time being acting as agent for the landlord, in relation to the tenancy, that person shall supply the tenant with a written statement of the landlord’s name and address within the period of 21 days beginning with the day on which he receives the request.
(2)A person who, without reasonable excuse, fails to comply with subsection (1) commits a summary offence and is liable on
conviction to a fine not exceeding level 4 on the standard scale.0 -
I have a feeling its to get round some HMO legislation or taxSounds a bit ambiguous. It might be an HMO, but I suspect not.I'm unclear about the flat entrance:
So am I we have our own front door in a wall with no porch but we dont have keys to enter via there we have keys to the main property, but we also have a seperate key to our patio door
for arguments sake upstairs address is 126 our address is 126a
Yes we go through the shared front door then out into the garden down the stairs to our patio front door. (basement) of the whole propertySo you go in the (shared) front door, out into the rear garden, then in through the patio door to your flat?0 -
So even if you change the patio door locks, the LL will be able to come in using his key to the " front door in a wall with no porch "?
:rotfl:
You could add a bolt to it on the inside, but you'll be charged for 'damage' when you leave......0 -
that just leads to the garden he would have to get through the patio doors which don't have a euro lock there is a sliding leaver that runs the length of the door with no visible access to change the lock, guess I can put a padlock on my doorSo even if you change the patio door locks, the LL will be able to come in using his key to the " front door in a wall with no porch "?
then add some wood filler when I leave. its the weirdest setup I have seen. according to the royal mail postcode finder my seperate address does not exsist  0 -
As a last resort, ask a locksmith round to change the lock- but it'll cost you!that just leads to the garden he would have to get through the patio doors
Well that's good news.
which don't have a euro lock there is a sliding leaver that runs the length of the door with no visible access to change the lock,
I'm doubtful. If you have a key, there must be al ock. If there's a lock, it can be changed.
