Also depends on how long the house has been on the market for? When somebody quickly advises a figure of 250 I'd go even lower and say 225, there is obviously lots of work needing doing to the property and if you're questioning the price against the cost of repairs then you won't be alone. Offer the amount you think is fair for the property and if it gets refused then don't worry, head wins and heart should reply that you'll find the right one x0

We used the same agents as our buyers 2 years ago.....it was coincidence though not planned.
We had our house up for sale with a small local agent, our eventual buyers viewed it and their house was already up for sale with the same agents......
The agents were really good and did their best to help us both through the process....lots of phone calls and hand holding.....we hadn't sold for 18 years and for our buyers it was their first sale......our buyers and their solicitor were a bit of a pain....their solicitor only had 2 speeds and one of those was stop......however it all went through relatively painlessly in about 9 or 10 weeks.
We were in the south east and agents fees were a % of sale price......0 -

I'm so dissapointed in myself for getting so emotionally involved with a house I don't own or maybe never will!
House goes on sale tomorrow, the estate agents have let us view it before it went on.
I'm just amazed that people would be so unrealistic about their house price but I guess you only need 1 person to over pay and it's sold.
Buying and moving is so stressful and I've not done it yet !
