Gas safety check or service?

Hi. Flat purchase under way. no gas/electric service or records available and have been advised in homebuyers report and by solicitor to get them checked, (I know - partly to cover themselves)
However I think id like to know things are ok gas wise and not bodged or about to fall apart.
Whats the difference between a gas check and a service. what is included in each or excluded? is central heating as a whole tested? gas meter checked out? cooker boiler checked.
Is there another service to ask for ive missed?

Thanks
gavynn

A safety check is just that: inspect the boiler to make sure it is safe. No CO leaks etc

No work is done. No cleaning/replacement of burners, no adjustments no nothing. Just "is it safe". It will highlight aspects which do not conform to current standards (eg where does the flue run to), but as the standards change often, this is a common problem. It does not mean the boiler/system is unsafe, or MUST be upgraded.

Optionally you could ask for the plumbing, rads, hot water cylinder etc to be inspected and reported on, but this would be an additional inspection.

A boiler service will do ... well all the stuff not done in an inspection! But why service the boiler belong to someone else, in a property you might not even buy....

A gas safey check is usually fairly inexpensive and is a quick check that every gas appliance in a property is safe. A boiler service is only on the boiler and is like a car service, small things are done that help with the smooth running of the boiler as well as checking it's safe.
Don't listen to me, I'm no expert!
