    It does not work like that!
    If you get more than 2 months in arrears the LL can serve notice to evict.
    He/she can also refuse to give a reference
    He/she can take you to court and get a CCJ against you which will cause problems for 6 years!!!

    We've got British Gas Homecare cover on all our properties, they are reliable, but the appointment slots are annoyingly quite wide. But they do treat a wc out of action as an emergency if there is only one wc in the property.

    I have a local man come to do mine, on an 'as needed' basis, but he also works at the airport (I live 2 minutes from Stansted)

    BG, as far as I'm aware, is a good product for many LLs and even many occupiers.
