LL waits 13 Years to inspect Property .

    Has the property got gas central heating or any gas appliances at all?
    If there is a gas fire or gas cooker or gas central heating the Landlord needs to have a Gas Safety Certificate done every year!
    Now the person who Inspected the property was not a SURVEYOR and the WEAR AND TEAR after 13 years means the Landlord should be putting in a new kitchen and bathroom.
    What part of the country do you live in ? NOT LONDON !!!
    This has been your home for 13 years but the Landlord may now have other plans.

    Come off it. Even in LONDON good quality bathrooms and kitchens can last more than 13 years.

    However, it's your opportunity to draw LL's attention to any repairs required.

    What do you know about the LL - large property company, small scale private individual? Agent may give you the lowdown.

    Exactly what I was gonna ask. No qualified surveyor would waste their time assessing the tenants mental state! What's that got to do with the condition of the house.


    Has the tenant being reported repairs? Perhaps that's what prompted this If they haven't. Or maybe the LL is looking to sell?

    Periodic Condition surveys are normal for leased properties. 13years down the line is a different matter.

    In answer to your questions .

    Edit: are you sure you mean surveyor as in a mortgage sense or do you just mean some unqualified bod from the letting agent/landlords mate as clearly this will make a huge difference.

    The man told the tenant he was a surveyor and had been instructed by property management company on LL behalf . As in building surveyor ?

    The tenancy was signed at the beginning of the lease pmlindyloo , and since then a rolling AST contract . NB the tenant knows nothing about the LL , all correspondence is through a national property management company .

    No correspondence from the deposit company tommy , just a headed letter from property company .

    Building surveyor sorry I clicked the multiquote but missed your question .

    The tenant hasn't reported any repairs as such , though has complained several times about the kitchen .
    The " surveyor " has noted on the report that it is at the end of it's life

    One thing that springs to mind is that the tenant was due an annual rent increase around the time of the inspection and the tenant thought this was perhaps the reason for the inspection, having negotiated it down over the last two years due to the lack of TLC by the LL .( still no letter asking for an increase though the tenant has had one for the last 12 years )



    Can I ask your opinions of how long a bog standard kitchen/bathroom should last as in fair wear & tear please ? likewise for carpets ?

    Still don't understand the purpose of this inspection and report.
    So again ... is the tenancy ending and has anyone actually proposed a deposit deduction?

    In short no anseld,

    The tenant was advised that the purpose of the inspection was " to assess the general condition of the property & help confirm any maintenance or repair issues that may be outstanding "
    Never tell .
  • I'm a suspicious type, and my guess is that a change is afoot. Most likely the property is going to be sold, and the secondary purpose of the 'survey' is to make sure it's easy to get rid of the tenant. I'd imagine that the 'survey' will be used as the basis of a claim to retain the deposit, as there wasn't a proper inventory at the start.

    So the T has somehow managed to view a report intended to be between the "surveyor" and the LL which contains some disputed findings. However, unless the LL chooses to take some action as a consequence of this report then it affects nothing. Redecoration probably isn't going to happen and there will be nothing to claim 50% of.

    If the T has obtained the report legitimately then it is probably worth pointing out the disputed facts in writing but otherwise it really isn't worth worrying about.

    My thoughts too Kunekune , far much happening in a short period of time .

    The report also states that some repairs need immediate attention for H & S yet no contact from the management company to arrange appointments .

    Just to back track a little . What would you consider the LL obligations are regarding replacement kitchen/bathroom & also the carpets please?

    The report also states that the lounge & HSL carpets need replaced. The kitchen & bathroom are over 25 years old .

    NB the tenant contacted the property company and the report was sent by email .
    Never tell .
