Can I sue landlady and if so how much is resonable

its a health and safety risk her renting a property without a gas safety certificate as she has had one of her appliances decommissioned but just told us and told us not to use it but there is nothing on the fire place to state that which is a risk
Yes, you're right it is. But this doesn't entitle you to any compensation and I doubt the environmental health would deem a property inhabitable because of it.0 -
due to the extra costs of heating as the property is no insulated properly and the windows do not work causing a very cold draft in my daughters room has caused us to use more heating than we normally would.

1) How much has this cost you?
2) Can you prove this?
3) Did you report this to the landlady at the time, in WRITING and keep a proof of pastage?0 -
honest opinion is should of moved out sooner
once relationship between you and landlord breaks down your best off getting out of there, which i assume you could of done at least 6 months ago, normally 12 month contract initially then a rolling monthly isnt it?
if there was damp and mold in the house and you got a bad chest then there may be a claim
mold can cause all sorts of lung problems, such as asthma, COPD, ie bronchitis , emphysema, allergies,such as hayfever
croup for kids, common cold, flu, even pnuemnoia,
youd need to prove you had it and that this was the fault to get compensation0 -
could posibly report the lack of gas certificate and get her in trouble legally, but i dont think you would get any money back for that.
if you choose to complain or sue dont use a long list of complaints
i cant see you getting a no win no fee lawyer so it could be more cstly than what youd expect to get back

OP you have not said how long your fixed term contract was? It would be unusual for it to be 18 months.

I completely agree with Lottie. We aren't saying that it's ok to have had to live like this, only that at this point there is very little that you can do about it, other than moving out and moving on. Good for you for reporting her to environmental health - hopefully they will make sure that she takes the recommended actions before she can let the house out again. As for compensation - you'd need receipts and very strong evidence, and even if you reported all the problems in writing at the time and kept a record, it would be almost impossible to quantify exactly how much more your heating has cost due to those specific issues.
The final rent during the notice period on the other hand is easily quantified, and by law this is owed to the landlady so she could sue you for this. She may not bother to, but I wouldn't want to count on it - especially since you've reported her. AFAIK lack of a valid gas certificate doesn't mean that rent isn't due, however much you'd like this to be the case.0 -

Draft excluders for windows cost about £2 (which frankly most tenants would have sorted out themselves), sorry but you need to completely forget about compensation claims, move out and get on with life.It's someone else's fault.0 -
