All these threads, sellers blaming a buyers / buyers blaming sellers entirely miss the point that it's very much like a husband blaming a wife and vice versa when a marriage fails, neither can really see the others view and in fact in my long experience both sides about equally share blame.

One day road hogg you will be that buyer facing the prospect of a repair bill following a survey, and then you will about turn your argument saying this time the seller is the wrong doer!

I agree with this. It's easy for the seller to say "Basically, the house has sagged a bit, it is 75 years old" but not all buyers want to take on this kind of work. The buyer might have thought it was worth the £600 survey fee to avoid the time and effort it will take to put right.

Meanwhile, Road Hogg thinks it is worth taking "December/Xmax off to sort it out." with the aim of a higher price, so maybe both parties will end up contented :-)

Road Hog, i take no pleasure from being proved correct ,you were just adamant that you were doing the right thing at the time , despite being told on the contrary by more than just me

    I wish you the best

    Hi roadhog
its good to let off steam and hopefully you have come out of this with eyes a bit more open.

Good luck for next time you put it on the market and remember if a buyer can't afford a survey they want then the answer is tough not how much!

You should have told him to f-off. You will always find another buyer, so don't let yourself be blackmailed.

I did, my exact words to the EA in an email were. ( I'm going to have to edit this slightly to get past moderation).

Tell the buyer that my response is fck off and die you cnt.
The buyer might have thought it was worth the £600 survey fee to avoid the time and effort it will take to put right.

The buyer didn't pay for the structural engineer's report, I did. He only paid for the original homebuyer survey

Not true. £600 is a pretty routine price these days.
Not for the ones I've been involved in recently, which were quoted at £250 to £300, but in your area, who knows...

What I'm suggesting is shopping around to establish if that is the going rate, before committing to it.
