A number of these items actually seem tome like sensible maintenance requests.
Yes, very sensible of you to DIY repairs where they are simple rather than use a contractor and/or get agent to arrange, but actually dealing with water trapped on a cill, or loose nails, makes sense.

Cut the agent out, if this is what theyre going to be like when you have an issue why are you paying them 12%?
Get them to do a tenant find service only when you get rid of the current people.
Of course the agent is going to say get rid, he gets his fees from you and the new tenants its in his interest.
Ive been a landlord and you do get the odd nightmare tenant, its part and parcel of being a landlord. G M I do agree with your points. I think I was just lucky with my other tenants and that they did things themselves. I do a lot of things myself in my rented home. The water is a ventilation problem, it's a box room and quite stuffy. The water mark on the sill to be sanded out and re varnished just tipped me over the edge, that to me is unreasonable. Nothing can be done about condensation. Central heating on and cold double glazed windows to blame. They need to open the vents or the window.0

I'm a tenant who has experienced a whole range of landlords from the good to the highly dodgy.
I have a little sympathy with the request to repair the flagstones outside, but it's also blatantly obvious that it's not the right weather and a job that should wait to spring. They also can't demand exactly who does it. Does the agent know them personally? It almost feels like they are in cahoots or the agent is skimming loads off on the repairs.
Most of the rest of the requests are hilarious. I can not believe they want you to sand and repaint water marks. If a handle fell off or a hinge on an oven needed tightening I'd probably fix it myself, but then we have a rental which is inexpensive for the area with a sort of informal deal we do bits and pieces ourselves. Saves disruption for us and landlord is happy too.
I hate to say this but you need to give notice. However I would think about the timing in terms of whether they end up being a complete nightmare leaving. Also perhaps November is a little kinder and saves angering them re having to be out over Christmas.
