Unilateral claim notice from land registry

hi there,
had a letter through informing me that a lord somesuch of someplace has filed a unilateral notice with the land registry against my property:
"UNILATERAL NOTICE IN RESPECT OF THE MANORIAL RIGHTS OF THE LORD OF THE MANOR OF x SAVED TO THE LORD OF THAT MANOR ON THE ENFRANCHISEMENT OF PROPERTY WITHIN THE MANOR PURSUANT TO THE LAW OF PROPERTY ACT 1922"
had a dig around, seen there's a lot of these lords firing off these things to thousands of people, mostly to do with supposed mineral rights underground.
The land registry couldn't give me much info and their FAQ isn't much use either. I know I can contest it but this lord may come back swinging with actual proof / paperwork and the whole thing will drag out, or in theory i could be stuck with an ancient claim to...well.....not sure, something under my house I guess.
Thing is, I'm currently looking to sell my home at the moment so this isn't really something I need to stress over.
a) does having one of these things lodged against my property prevent me from selling it? i saw on another site that a unilateral claim doesn't prevent selling, it only prevents purchasing (like that really makes any real difference, i can't sell it if someone can't purchase) though that was in respect of a different kind of unilateral claim so I don't know if that matters in my case.
b) would i have to pay this lord somesuch to have it removed or something? all of the info I can find on these things isn't very clear at all. thanks for your help

We have been working on a website to help obtain the 100,000 signatures required to get parliament to discuss manorial rights. The website is expected to become a focal point for a national campaign and is hoped to help to reach out and open communications with other areas affected by claims to manorial rights.
We are of a viewpoint that if 100,000 notices have been sent out by the Land Registry, then getting the 100,000 signatures on the e-petition to the government (not yet created) should not be out of the question. If people ask their mothers, fathers, brothers, sisters, uncles, cousins, friends and people in the workplace, enough support should be obtainable. We therefore suggest not only signing up on the website to follow the campaign as it progresses, but to share the website with people you know. So, please, take a look - feel free to make suggestions - and support the campaign.
