Do these solicitors fees sound about right?

land reg = 150.00
local search fees=116.00
bankrupty fee=2.00
drainage fee=47.00
priority search fee=2.00
mining search fee=25.00
telegraphic transfer=25.00
inland revenue sdlt=30.00
fee for doing the above work=411.25
total= 810 quid
What do you make of that ?

Thanks for the reply, Well thats great i'll be well chuffed if we got it for that but i can see other things creeping in and i just want everything to be upfront!! The other solicitors haven't got back to me yet which isn't very good as they have had a few hours now..hmm will let you kow what we get hammered with!!0 -
Is it a new flat? If so, and you thought the SDLT should be £612 and that's on a 50% share then the market value would be £122,400 or thereabouts - is that right? If a new flat you wouldn't pay anything because you would choose to pay SDLT on the market value which is under the threshold therefore nil SDLT! If it is a smaller share than 50% then the market value would be more and you would then have a more complicated choice - see the thread mentioned before.
Please confirm that the market value is not more than £125K and it is a new flat.
If it is a new flat you will often be charged by the seller's solicitor for plans and documents (that could be the developer's fee) and for giving notice of mortgage to the freeholder (freeholder's fee). Those are charges invented by the seller's solicitor over which you will have no control and the solicitor you spoke to was simply trying to give as good a picture as he could of the total outlay, although he wouldn't necessarily know the precise figures - the figures he gave are reasonable educated guesses.
I think the service charge item must simply refer to the fact that you might well have to find an upfront service charge payment when the matter was completed - again not really solicitors fees but something you would have to pay out - otherwise the figures are reasonable. I would be charging more I'm afraid.

I have just purchased a property in Northwest England, the solicitors fees
were very close to the above.0 -

Hi, ok no it is not a flat it's a 2 bedroom house, its value is £163k for the more expensive one (we have a choice of different ones and this is the more expensive just to cover us) The share we are buying is 40% although we have been told we may be able to up it to 50% so am chasing that today..at the mo we are going with figures on 40%...so the stamp duty is paid on the £163k making it £613 (sorry for earlier £1 mistake!) this is the 1% we are required to pay..does this help matters? as for the other fees some have quoted and others havent so we are prepared for them at least!
