Cost to Build a House....

Hi,

First time on this part of the board, so sorry if this has been asked before.

I'm in a wheelchair and am thinking of build a place that's right for me ie a 2 bedroom bungalow with a 1 big bedroom & big bathroom for me, a kitchen dinner second bedroom & shower room and a smaller living room; it also needs a double garage so i can get in / out my car in the dry and just to be able to future proof it so if my disability gets worse I can add hoists etc at a later date.

At the moment I don't need anything special, just enough room to move around easy in my chair. I'd be looking use standard size windows / doors ect to keep costs down and to keep the design as simple & standard as possible.

So my question is how much does it cost to build a bungalow (I already own the land) but I don't have any designs / plans etc I'm just at the very early stage of thinking about it and there seems little point going further if I can't afford it; I won't be able to get a mortgage so its all from the sale of my current place plus some savings; so my budget will be very fixed. I've watched the BBC2 program 'Build a home for £100k' but is that really possible since I can't do anything myself...? My budget would only be a little bit higher than £100k but I never thought it possible to build what I need for that kind of money. I know a lot depends on the finish etc but I want to keep the costs down so I won't be fitting a £20k designer kitchen etc. it will be all standard items. So what can a nice bungalow be built for?

  • why don't you get a couple of building firms and ask them to give you an idea of cost ,

    you will need planning permission, find a local a architect for help and advise, and to draw up some plans ,they don't come cheap but trying to do it without would be near impossible

    At £100K for a 2 bed bungalow with double garage, you will struggle. Architects' fees and building regs/planning permissions costs can easily run away with £5K or more, as you'll probably want the architect to project manage.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Where are you based? I know where I am £100k would be more than enough but we use timber frame kits in Scotland which is slowly taking on in England.
  • A rough guide is a build cost of circa £1000 per square metre, plus architect fees, land, utility connections, building warrants, planning, landscaping, internal decorations and fixtures/fittings, etc etc etc.

    100K would be virtually impossible unless you already owned the land, and fairly improbable even if you did.

    You say you won't be able to get a mortgage, why is that? Are you thinking of residential mortgages or because you don't qualify for lending? MSE has a page on self build mortgages which may help if it's the former.

    Thanks for the replays so far.....

    I'm in the Northwest of England and I already own the land, its purely the over all cost to build a place; from getting plans draw up, all fees, a project manager, the build and all the finishings etc.

    Like I said my budget would be a little higher than the £100k (as the BBC2 program) but not much more; with a 10% continucey it would be £125k very max. I can't get a mortgage since I'm living off an ill Health Pension, so just can't afford a mortgage. My current house is paid for but its a small first time buyers house so doesn't have the room I now need and a bungalow would be far easier in the long run.

    I was thinking of a wooden frame (build to size off site) and bricked around, but is that cheaper? and a couple of people have said work on £1k per square metre, but I can't imagine how big a 110-120 square metres bungalow would be and would that be including the garage?

    This "Houseplans" site lets you customise square footage, number of bedrooms etc. It's an American site, but it does give some idea of room sizes you might expect from a 1000 sq ft footprint.

    There were a number of properties at the Grand Designs Build for £50K competion recently, some of which were single story (or had single story options). That was £50K for materials
