    yep, but suing ex-tenants for damages is something that can easily end in tears and that's before you try to decide *what* you need to sue them for.......cost of new floor? second hand value of x year old floor? couple of boards?

    More generally, if the wood bit of the floor is too thin to allow sanding as a method of refinishing is there any other method of repair that could be done or is the floor irreparable?

    Has the sanding affected the repairability or just confirmed that it is irreparable?

    No chance of repairing the floors. MDF is exposed, once it gets slightly wet it will just swell and then be lifting. There is no other option than to replace completely.

    The Company that quoted to sand and refinish should have just said they can't be repaired. The end of tenancy would then have been a lot easier to deal with!

    yep, but could the original damage have been repaired by a method that didn't involve sanding?

    If it could have been repaired then the sanding has made matters worse, if the original damage was irreparable then the sanding hasn't made things worse, it's just confirmed the floor needs to be replaced
