Will my plans increase or decrease my homes value?

Hi guys,
I have recently bought a 2 up 2 down with a edwardian terraced house in Bedfordshire. It is pretty run down but I'm looking forward to rennovating it over the coming months.
My main question and concern is; the main bathroom is currently downstairs and I have plans to move it upstairs. In doing so I would lose the smaller of the 2 bedrooms. To combat this I would like to convert the loft space into the second bedroom, thus keeping the house a 2 bed.
I would also gain space downstairs where the bathroom was previously located to turn into a study or dining room.
What do you think; is this worth doing and ultimately, will it add more value onto the house?

I believe that it would increase your houses value, but I think you may struggle to recoup the costs involved, moving a bathroom and converting a loft will not be cheap

Yes, I think it would be a great project. i cannot see how it would decrease as long as the loft space will have stairs and a door, e.g not just a ladder jobbie.
It will add value. It will increase the value of the property if the loft is done well and to regulations. You could even market it as a three bed when you go to sell if the new space is large enough for a dining set then it would be large enough for a single bed.~~~~~~~~Thinking outside the box~~~~~~~~~~~

I think a lot of people don't like the downstairs bathroom idea and look for something more modern.
You have the chance to make a luxurious attic room which is more appealing when done properly.
If anything, you may break even, but have a more saleable house.0 -
Thanks for your replies guys, very helpful and gives me something to think about.
I actually got a tour of the house next door earlier today and they have done what I plan to do; loft conversion and bathroom upstairs and the house works so much better.
Next job is to get the builders in and have them draw up a quote!
