Plastering costs

It is so long since I had anything like this done but I'm considering getting the box room replastered. What would be a reasonable price per square metre?
I'm in West Yorkshire.
Cheers

LOL you wont get it costed that way. so:

When you say box room how big is it?

Is it just ceiling or is it ceiling and walls or is it walls only.

Are you talking about just a skim all over or are you talking about taking the walls back to brick/blockwork and starting again.

    Cheers

The reason I need the box room done is that a while back the upstairs space was reorganised - which resulted in the box room being 'extended'. Unfortunately where the new plaster joins the old plaster - part of it is a bit rough. I have that diy stuff you can smooth over but I'm thinking by the time I have finished pratting around... :(
    Plus
    1) The previous occupiers had some fitments on the wall which left a bit of damage when removed.
    2) A small bit of plaster needs taking back round the window where there used to be a bit of damp.
    3) There are a couple of deepish cracks in the ceiling plaster which happened when the roofers were banging away and a couple of minor age cracks
    4) Decades of bad painting have left the walls rougher than I would like.
I'm thinking skimming over would be the solution. The area is roughly
    a) 2 walls = 9.7 sq metres x 2
    b) 1 window wall = 3.5 sq metres x 1
    c) Ceiling = 6.3 sq metres

Including .3 sq metre approx deeper plaster repair (rough estimate of how much needs taking back around the damaged areas).
    Cheers

Could you perhaps not get away with wallpapering the room rather than just painting it?...a good lining paper and thick wallpaper migh disgise the imperfections....
With the ceiling maybe some flexible paint that covers cracks...we used that to great advantage a couple of years ago ...was more expensive than normal paint but its still holding well on the ceiling.

As for plastering quotes...I think you would probably range anywhere from £200 up...we had a renovation house completely skimmed last year and it roughly worked out at around £100 per surface...
being up north you may find plastering cheaper than down south but I would still recommend getting 3 quotes as they really do vary substantially for the same work....sometimes you are lucky and can find a plasterer who will be able to fit your job in amonst other work and if they want a couple of days work the price will usually reflect that.....daily rates down south are about £125 upwards per day but located elsewhere the prices might be cheaper...its unlikely that you will find anyone who quotes you per metre.

Ever wondered where the expression 'papering over the cracks' came from?:D

Ask around friends and family, i recently got a plasterer to work on a daily rate + materials.
£150 per day should be doable + max £50 for materials.
Alternatively if its just the joint then skim over it with easifill and sand it until its flat, its pretty easy but messy.

Any buyer with any sense will take one look at an obvious bodge job and wonder "what are they covering up" and then "what else has been covered up elsewhere in the house" and then say "Thanks - bye". Bodgery with a view to sell is a complete waste of time. You'd be better to point out the deficiencies and say you've allowed for remedial work in setting the asking price even if you haven't. That way you come over as honest and not hiding anything.

If you want to do it and it needs skimming then get it done properly. If lining paper and a lick of paint will sort it then get someone in to hang the paper for you if you can't do it yourself.
