Retail Zone explained

Good day
Can anyone explain to me how the retail zoning works? I have A, B, Remaining Retail Zone and Office. This was done before I've moved in and a new wall has split the premise into two so will have to submit a new application.
Is there any tricks or tips to reduce a certain amount like saying this space is for customers, staff, counter and display areas?
Regards.
