I looked at your RM link, the downstairs looks really nice and you have a fairly big garden.
I think the second bedroom definitely needs de-cluttering. Also, I think the 2nd/3rd bedrooms could do with decorating as nicely as you did the lounge.
The only house i could see that sold for close to your asking price is the house in Charles street that sold for £123k. However that house had a shower room as well as bathroom and if you look at the bedrooms all the decor is spot on.
I don't know your area but would suggest re-taking bathroom pic after closing toilet seat and take towel off radiator etc, and re-decorate the bedrooms. But I do think a reduction in price would encourage offers....as has been said on this forum before, people may view houses they deem overpriced expecting to be bowled over, and when that doesn't happen don't even consider an offer.

here's my plan
- completely declutter second bedroom and remove the wardrobe
- move my brother (third bedroom) into second bedroom as i think his double bed will look nicer in there and show off the room size, he looks all cramped in the third bedroom and i agree his room looks really scatty with the flag and everything! also then the third bedroom will look bigger with just an office in it
- cut grass as soon as possible and ensure garden is looking tidier
Yes I bought for 117k in 2011. Since then I've completely refitted and retiled the bathroom (it was a dive before) totally gutted, replastered and redone the electrics of the utility room and tiled and plumbed it throughout (EA did not take a pic unfortunately
i will make sure the next one does ) and fitted a Hammonds bedroom to the master bedroom (not value adding, but helps sell the house) and fenced the back garden and installed a hardstanding.
I would in an ideal world like 120k so I think 3k margin with all the work and % increase since 2011 is ok-ish (i think? lol) either that or i clearly paid too much in 2011 and should be looking to sell for what i bought it!
the EA took some horrendous pics first of all, i had him back to take better ones of the living room and kitchen (the ones you see now) but when i looked on Rightmove could literally not believe that the toilet seat was still up (infuriated at OH for leaving it up as well! lol) he did take another bathroom one according to OH, but it was literally a pic of the window and not much else - so OH told him NOT to use that one!Spreadsheet-obsessed.0 -
Remember you are paying the agent for a service. I told the agent that I wanted to see all of the sales particulars and advertising before it took place.
I would tell agency 1 that they are not delivering and that you know want to go multi-agent now, otherwise they are getting the sack at the end of the fixed term.
When I went multi-agent - my viewings went up and I sold within two weeks.0 -

agree - on friday i rang them to ask when my notice period was up (i know when my notice period is up but decided this was a good springboard for saying how disappointed in them i am) and had a chat with the chap who came over originally to take photos, told him all the things i disliked and was disappointed with and he pretty much agreed that not giving me feedback was out of order. the sales negotiators aren't back til beginning of Jan, i'm expecting that i'll get a phone call when they are back to chat.
obviously putting the creepers into them that i'll be leaving in Feb may make them pay a little more attention between now and then to try and get a sale and earn their fee before it's too late!Spreadsheet-obsessed.0
