hi all
thinking of putting my home on the market shortly.
what certificates/services need to be up to date to ensure a happy buyer and surveyor?

If you've had a new boiler or any electrical work done since 2005 you will need certs showing they are compliant. Also a FENSA cert for any windows you've had put in.
Although you don't need it you might consider getting the boiler serviced. Your prospective buyers will like this and a surveyor will also include it in his report.0 -
You will also need an Energy Performance Certificate.
If you've had any building work done you'll need to be able to evidence compliance with planning permission (if applicable) and Building Regs (almost certainly relevant).
There is no legal requirement for you to provide any gas safety certificates or electrical certificates (other than if you've had work done as mentioned above).0 -
thanks, yes i remember in my own report when buying, getting a red flag as the boiler hadn't been serviced. i'll book it in.
i haven't had any building work done (ie walls etc) but i did have the utility room replastered and renovated. i'll speak to our builder to make sure he's provided what needs to be provided if needs be!
