Can the letting agents do this?

We are buying a house shortly and we are about to hand our notice to the letting agents. They have already put up the sign and advertised the house in the paper and now they want to show people round. I have boxes and stuff everywhere as i'm in the middle of packing. I've never had a letting agent to this before and i'm quite uncomfortable with it to be honest. I don't have the time to show people round and my partner is going to be away for a while so i'm certainly not doing it on my own. Can we refuse until we leave?

Can you come to some agreement with the agent where they show people round on Tuesday & Thursday evenings between 7 and 8pm & Sundays between 2 & 3pm. Something like that?
"Mrs. Pench, you've won the car contest, would you like a triumph spitfire or 3000 in cash?" He smiled.
Mrs. Pench took the money. "What will you do with it all? Not that it's any of my business," he giggled.

  • Yes you can refuse entry as it is with-in your rights to say no. Don't let the agent bully you as surely they will and may even threaten your deposit to be at risk. All is lies!! Say no and politley explain your reasons. Stand firm. Remember so long as your tennnancy is not up yet, even if it has few hours to go, you are paying for time there.

    Goodluck
  • I have had the same thing. I pushed back on the phone and now they havent even advertised it! It does your head in when its already a stressful time

Check your contract. It is highly likely that there is a clause which states that you should allow future tennants to look around in the month before you leave. Whether or not this is legally enforceable is another matter.

Personally, I would work with the LA to come to a compromise solution. You don't want to royally !!!! off your LL and then end up with a fight over the deposit (that shouldn't happen, but it does).

I'm having the same problem at the moment - as said above, my agreement states that I have to allow entry to prospective tenants in the final month of my tenancy (which doesn't start until 27th June) but having given more than 2 months notice (as agreed previously with my landlord by special arrangement) he has instructed letting agents (who have previously harassed and threatened me) who called on Thursday and left a message on my answering machine about bringing a viewer around on Saturday morning. I returned their call immediately when I arrived home on Thursday night and left a message on their answering machine to let them know that it wouldn't be convenient and they could visit any evening of next week. I had a call from my landlord this morning telling me that I didn't reply to their message. I told him that I had and that they should listen to their anwering machine messages.

Stand your ground and tell them to do one. If they start letting themselves in with the landlord's keys, then change the locks (which I will be planning to do if that happens to me).

My AST states 'written' notice for viewings. If it is the same on your AST then you can say you are still keeping to it without yet getting into that argument that you have a right to deny them anyway for 'quiet enjoyment'.
