Morning,
I just wanted to come back to this point regarding the Inventory. I couldn't exactly recall what it said so I checked last night. This is what it said regarding the carpet:
"Furniture Indent marks, heavy staining in places, grubby. 7 burn marks in front of fireplace [room has an open fire]"
With this in mind, surely I have some grounds to ask for a contribution, if not all of the cost?

It does sound like it could do with replacing, however, you took the property on as is. I think you should try asking for new carpets if it comes back as a no then suggest a shared cost.

Yes. But the house, the timing and the location of the house was perfect. We didn't want to delay anything and miss out. As previously stated there were 19 inquiries for this house within the first day of it being advertised. Had I dug my heels in at the time I'd have missed out.

If the property NEEDED new carpets, I would expect the Landlord to pay 100% of cost.
If it's just that you WANT new carpets, I would expect you to contribute towards the cost.0 -
My last comment as a LL is that if this is a popular property and could easily be relet then don't make too many demands as the LL could turn round and issue S21 and get a new tenant without a void!
Just a though, may not happen but it really depends on the LL. If you buy new carpets (with LL agreement) I would try to get some security of tenure. A years contract or something like that.0 -
Why not write a short letter explaining how you feel about the carpets and explaining you want to stay long term 4/5 years.
I had the luck to move into a new property when I last rented and the Landlord had already turned down 6/7 enquiries from other people but I was working, secure job,reference from work etc.
Everything was new and when the LL visited his house BUT my new home I think he though I was mad to ask for Fence paint to paint all the wooden fences but he bought me a couple of buckets and a paint brush.
I lived there for 4.5 years and covered his mortgage payments while the property went up in value.
You can only ask it is then down to the Landlord0
