Few questions regarding condition when moving out

We may be moving house soon so I am looking at what needs doing in the house before we move.

For most of the room, the inventory states - newly painted walls and in some room new vinyl or new laminate.

We have lived in the house for 4 years.

Downstairs bathroom - there was a leak in the upstairs bathroom. The landlord new about this for 3 months before doing anything. It leaked into the downstairs bathroom and pulled off some of the paint around the doorframe/ left some stains. Do we need to redocrate this room? The landlord is aware and has always said he will come decorate it but hasnt.

Upstairs bathroom - he fixed the leak and replaced the damage lino. But, in recent months some pink staining has appeared on parts of the lino and in one corner is mould that looks like it is coming from underneath. I am happy to replace the lino (about a year old) but is this our fault? I have tried to get rid of it but nothing is shifting it.

There is a stain on the lino in the hallway. I think this has been caused by something left ontop of it - any suggestions to clear it?

The main issue is the windows. They are double glazed but wooden frames. We ventilate the house, wipe them down etc but every winter the mould returns and daily cleaning them comences. It is actually our main reason for looking at moving. When we wipe them down it pulls the paint off. Do we need to get them repainted before we leave?

The walls. They are generally clean. Some marks but im sure I can wipe these off. Do we need to get them redecorated?

  • I would suggest that you put the issues into writing to the landlord.

    Request that he arrange to redecorate to make good the damage caused by the leak, advise that the issues with damp from the windows are causing damage to the paintwork and ask him to rectify this. keep copies.

    f he does not carry out the work, at least you have flagged up that it needs doing, and made clear that you understand it to be the responsibility of the landlord.

    It's my understanding that you are not responsible for fair wear and tear (unless your lease specifically imposes repairing obligations, which is unusual in a residential lease)

    I would expect you to be responsible for he mark on the lino but the damage to the paintwork should have been made good when the leak was repaired, and the windows and mould on the lino sound to me like wear and tear, not damage you have caused.

    Do double-check exactly what your lease says, though.
