Bashing a wall down - Lease interpretataion

Sorry if this is the wrong place, I tried searching threads for a previous answer. In short I want to remove a hollow partition wall between my kitchen and lounge to open up the living room allow more light etc.

I have a leasehold so it sounds like you have to be careful when carrying out work. So the relevant part of my lease says:
"(the leasee) Will not at any time during the said terms without licence in writing... blah blah....... or alter the front elevation or cut or alter any of the principal timbers or wall of the demised premises or the premises or make any structural alterations whatsoever"

So knocking a non load bearing wall down? is that non structural legally? and "any pricinpal timbers or wall" that sounds subjective but can principal walls be assumed to just be the ones made of brick or any other very hard stuffs?

    It is the wrong place. You need to ask your freeholder. Nonbody here can give you a definitive answer and even if we thought we could you'd be unwise to proceed on the basis of Poster X on Forum Y said it was OK as the ton of bricks is still descending.

    Despite the blah blah element I would say that you can't do what you want according to the bit of the lease you've quoted but if you don't ask you don't get. Be prepared for "I'm disinclined to acquiesce to your request" - means No!. :D

  • Thanks, I was hoping that on the basis of poster X having 2,000 thanks on Martins money Tips that they might take legal precedent :) (the world should work that way) i'll relax my hammer and ask the freeholder, I don't trust the !!!!er though as he'll probably drag it on if his delays when buying the property is anything to go by, I was hoping that google would give me the all clear to do a Thor impression one evening, thanks for the thoughts.

    it does say "......without licence in writing....." though so don't abandon all hope. Try and bypass the managing agent if you can though. They'll send you a bill just for thinking about whether to put it to the freeholder or not.
