Mortgage insurance - information needed

Hi,
I need some help regarding insurance to cover mortage payments please.
I've seen this sort of thing go by so many different names (life, critical illness, PPI) that I'm utterly confused now and I don't know if I'm looking at the right products.
Brief background.
I work in public sector in a reasonably secure job (touch wood), income approx £25K.
Mortgage of £425 pcm, plus a service charge of approx £90 pcm.
Female, age 31, no dependents/partners.
Now that I've made the step from renting to home owner I want to make sure that I'm protected to cover my mortgage if anything should happen - unemployment, illness etc.
What sort of insurance/cover do I need?
Would this also cover the service charge which is part of my leasehold?

Unemployment cover to pay your mortgage for 12 months/2 years, due to no-fault job loss.
Income protection/PHI for replacement income due to disability (after your employer salary payments stop - 6 months full, 6 months half?) Make sure you get "own occupation" cover and take it until retirement age.
Critical illness cover to repay the mortgage, or pay for adaptations to your home if you suffer one of the list of illnesses specified in the policy, to the required severity.
Life cover - if you want to leave the property to a named individual.
Don't buy from banks, building societies or tied agents. Get independent advice on the best providers. You might end up with two or three plans to get best overall quality/value.
Only buildings insurance is normally included in the service charge, so contents cover should also be considered.I am a mortgage broker. I have contents insurance as buildings insurance is covered in the service charge.
