What would you do?

We have sale agreed our home and struggling to find a new home/

Been keeping in touch with estate agents and one agent mistakenly told me the address of a valuation they had lined up.

After the valuation I rang and asked if it was coming on the market. She said it was valued at x amount but had no instruction to put on the market, so I said it was a preferred area of mine and I would like to view if it comes on.

It was valued last week and still not on the market, is it worth contacting the owners directly, by putting a letter through the door or something, in the hope they might bite?

    You can bet your bottom that the EA will be saying they have someone (you) lined up to get them to commit to market!

    Worth a go though, especially if they haven't signed to be with an EA yet.

    This is how we got our buyer, agent said they had someone keen on the area, I thought it was a load of rubbish and let the viewer come but didnt commit to putting it on the market.

    How would you go about approaching the owner?

    rather than targeting one house why don't you print up some 'flyers' saying you are interested in this area and have an agreed sale, if the home owner is thinking of selling would they contact you direct on xxx or contact xxx EA who has your agreed sale.

    That way you won't look like you're trying to go behind the EA's back and you might get more than one response.

    Could do - but would the EA be entitled to a fee anyway if no contract had been agreed/signed? Not sure if it's the EA who told the OP. Tricky.

    If the OP gets to buy the house the EA told them about then I'd say the EA is entitled to their fee.

    But its actually between the EA, vendor & buyer to decide IF there is a disagreement about it.

    I just think that if you are struggling to find a house and have a buyer that its probably worth putting a flyer out, I get loads from EA saying Mr & Mrs J are looking to buy in this area if you're thinking of selling call xxxxx, what is to stop the buyer doing it direct?
