Dear all,I had a bad experience with tenanats who left the property without
paying rent for a few months. This left me in ill health and out of pocket.
Is their any insurance that would cover this situation/ or guarentee monthly rent?

Yes, some insurers include it in the landlords insurance - ive seen some offer to cover 20-30%. You can get a full on rent guarantee policy.
Companies like rent on time charge 6% of the rental payments.
