I am the chap that solicitors come to deal with these matters my real name is to be found in various tribunal decisions and my fingerprints on many of them.
What you are failing to do is appreciate the distinction that I explained in my last post - there is a difference between
1 that is ludicrous and
2 a huge increase but has a reasoned basis
Lets take a block that’s 40 years old and the leases don't call for a reserve fund. At that time or in close succession the water tanks wiring and roof are at or beyond the end of their life. That’s going to disrupt internal decorations too.
In another case lets say its 25 years old and communal boilers and lifts often come to the end about this time too, and might coincide with say external decorations.
That’s why as I have put in my thread about what to do about buying a flat is to carry out
-a close inspection of the whole building and land not just the flat so you know what you are in for
- the paper survey about what repairs have been done or not done and even in a block/house of 2 3 or 4 if there is plan for maintenance so that owners know and put some aside themselvesStop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.
