Is it better to offer by email , in person or by phone?

I find it very difficult to make an offer (particularly a cheeky one) in person or by phone:o . Do you think an offer made by email is any more/less likely to be successful?

Anyone else who finds making offers highly embarrassing got any tips?

    Personally I think that if you are making an offer that isn't asking price I would do it by phone to the EA. If you are at the property and love it immediately and want to offer the asking price then I would do so to the vendor there and then.

    I've just seen a property and have been told to put offers in writing by 29th June becuase of the high interest. Is there any tactics to employ as we really want the house but we have to sell ours in the process which may not be favoured by the vendor.

    The house is offers around £149,000 and needs the usual full decoration, new central heating and bathroom.

    My house will prob sell around the £110,000 mark but I am really nervous that somebody will beat me to it, how should I play it.

    Personally I would go for by phone...then no-one can see how badly you want the house ;-) Also, I'd make the offer through the agent if there is one. Remember there's no limit to how many times you can offer...

    Depends on the person you are really.
    I am a plasterer and go to about 300 houses per year meeting new people and deal/haggle with them and am also a personable person 'when I need to be' (the truth is I hate 99% of people) how ever I can - turn it on and off like a tap.

    What I'm getting at is - can you see yourself delivering what you want or wilting under the preseur?

    So - go for the one that best suits your bargaining abilities. Theres nothing wrong in acepting your poo at bargaining, not everyone can be.

    On the other hand I get people contacting me about work by email and hate it.

  • Dont feel silly about putting in a cheeky offer, what have you got to loose? you might just get the house cheaper than you orignally thought. telephone the agent knowing the figure your going to put forward and stick to it!! Be positive and straight forward with the agent. Dont let them influence you, they legally have to put ALL offers forward no matter what they personally think and every now and then the vendor is happy to accept. if they dont accept you just go back and offer a couple of thousand more. you can go back as many times as you like. But i would always say do it over the phone! you can be a lot tuffer and the agent cant break you........ believe me i used to be one!!!!

    As you have not sold your house yet you are not a proceedable buyer & doubt any offer you make would be taken seriously. Might be a different story if you were to be offering way over the asking price though.:p

    The house has a lot of interest as you say & one of the interested parties is going to be a buyer who is in a position to proceed. Best face the fact that you are unlikely to secure it unless you have a buyer for yours before the deadline.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
