I would hum and ha and say you'll get back to them. Then tell them you may be able to come up with a bit extra cos your family are helping you out - that kind of thing...should i follow this with a 'this is my last and final offer' to prevent ea from playing any more games? thanks

Thanks for all the help. Ok if i do offer full asking price, what's not to say that the agent will try to squeeze more from me and we end up going beyond the asking price? PS just found a property on Rightmove of similar size at £215k asking price.....0

Beyond that there is no other money. You might also want to see if they will negotiate on contents as well, if you like any of it that is.0

Offer what you think is worth, not a penny more, and stop agonising over it all. There is either a stalking horse buyer or there isn't. You aren't going to know.0

IMHO you should do what you want to do but this happened with me with a house a year ago and i put an offer of 232k but agent called me up and said he has offer of 235 and i backed out, later on I got to know that the property only sold for 230 and its all the agents playing up, I know for a fact that these agents dont work neither for buyer nor seller now a days, they only work for there own commission, as far as prices go that particular house if put on market now would be atleast 270k easy, prices are going up and will keep going up atleast 2 to 3 years so if you think that house is worth that much and you really like that house then bid higher to get it, now a days if you see here on mse a lot of vendors are asking for a higher price just before exchange as the process take 3 to 4 months easily and the prices in even those 3 to 4 months push even higher and making vendors change there mind till last minute. London property market is just going higher and higher. All the best.0

I am not too fond of estate agents myself but as I much as I hate to say it, if you really like the property, I'd increase the price. To be honest, looking at the figure your EA gave you, it doesn't look like he is trying to make that much more money as the kind of price difference you are talking about wouldn't give them a huge hike in terms of their fees. Not in the big scheme of things anyway.
Having said this, if you are a chain free buyer, for example, it would give you a bit of an edge over someone who isn't as some sellers would rather take less and move quicker than take more and wait for months on end.
In any case, if you really love the property and don't want to lose it, I'd move quickly because, once a proceedable offer has been made and accepted, some agents won't even entertain the idea of putting forward anymore offers. Even if they are higher! Good luck!0 -

Use the same method now as when the housing market is slow. You decide on your highest possible offer for that property at the outset - the walk away price. And bid up to that level and leave it if it goes over.
If your walkaway price for this one is 227 but you say best and final offer is 223.5, then you risk either losing the property if the agent takes you at your word when he gets another offer of 225 - or losing face if the agent gives you an opportunity to beat that offerYou might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'0
