Need words of wisdom... desperately

Ok so we have sale agreed our house to a 1st time buyer and house hunting is becoming increasingly difficult.

We have narrowed it down to 2:

One is near the top of our budget but needs a lot of work done, as in modernisation, but is a good size in a gd location with good gardens etc

The other is also in a good location too but a bit smaller than the other house, but doesn't need much doing, but the parking is a real issue, there is just enough room for 2 cars in the drive but you have to reverse out the street, the cul de sac is very tight, and hubby thinks its a real deal breaker.

Any advice... please!!!

  • You won't know how bad the parking really is until you have viewed at different times of the day, evenings and weekends.

    You would almost certainly get skilled at reversing out of driveway.

    But if neighbours or their visitors are parking across your drive, that's another issue....

    Parking issues would be a deal breaker for me and my wife.
  • We decided against two houses which would have otherwise been ideal for us, one had no off street parking and the other had one allocated space and the rest of the cul de sac seemed very congested for on street parking when we visited on evenings and weekends.

    Although we only need one space at the moment, we were thinking where could our visitors park, and also what would happen if we needed a second car in the future.

    Also, would it make it less desirable and harder to sell on when the time comes compared to somewhere with more adequate parking arrangements?

    It can pay to bide your time and wait for the market to refresh, It took us six months to find somewhere that ticked the majority of our requirements am so glad we did as the others were too much of a compromise or had major issues.
  • You can't improve the parking so it would be a deal-breaker for me too.
    I am a bit curious about the comment above about neighbours etc. parking across your drive though....that is not only incredibly rude, but also against the highway code, so you can just call the police non-emergency number and get them moved. I did that recently about someone blocking access to pavement and police sorted it quickly. Or, if you have a 4x4, simply tow them away yourself.......

    I would go for the smaller house needing less work - just my view. I don't like the idea of turning my new house into a building site.

    I have my worries about renting cause I think houses are gonna rise. I should also say the house with the parking issues is in my dream location :-) but can I get over the parking, should maybe go c it again

    If the larger house is at the top of your budget, could you afford the work needed? And of not, van you live with the current condition it's in until you can save up enough to do the work?

    I think I would go on the basis that either of you can veto a house, as you don't want to end up living somewhere where one of you doesn't want to be, so if your husband feels the smaller one is not going to work, I'd accept that, and keep looking.

    That said - is there any scope for improving the parking situation? Could you back in instead of out?
