  • You need to take everything out, curtain rails will be ok. But I would remove the cooker and carpets.

    Councils will normally remove them if you don't and may bill you. There is a number of reasons why they do this. Carpets should be removed even if they are brand new, 2 reasons, could be harbouring fleas ( sure yours arn't but they can't risk it) secondly, they need to inspect floor boards , before they re let the property. Cookers they should remove, because if they don't, they risk becoming responsible for repairs and eventually a renewal, likewise a shed, health and safety and future landlord responsibility.

    Fish ponds , filled , again they don't want to be responsible for any health and safety issues.

    I have to say though it can depend on the void inspector as some don't stick to the rules and a minority, will ask tenancy teams if the incoming tenant wants them and ask if tenancy will draw a disclaimer up (unusual because of the extra work / hassle)

    Too right Mrs Motivator.............When I left my council house , council told me to strip it out , or theyd bill me, so we chucked all decent carpets out , curtains out, we did put a cheap but useful new kitchen in when we were in there , only 3 years old , and the council said they were going to rip it out as well, and put another new one in, what a waste of money, dont know whether they still do that as times are much harder and their budjets are slashed these days ........This was in 1990

    Have a word with your estate manager, your council/HA may be like my local one, and changes what has to be removed almost from moment to moment.
