Can we contact vendors directly?

Hi All,
As the title really, we are going through the EA for everything and it just seems to be complicating matters and we dont know what is getting through to the vendors on our behalf. Obviously we have their address, can we give them our phone number so we can discuss things directly with them?
Thanks!

yes , if you want to , wether they respond is another thing , some people need and want the EA to be the buffer between the parties involved , and you must take into account , your direct approach , may irritate them (or it may not!)
Never, under any circumstances, take a sleeping pill and a laxative on the same night.

I wouldn't. I pay a lot of money to an EA so I expect them to do everything. If I was contacted I'd say go through the EA, but I wouldn't be rude so it's worth a try.
  • Yes, you can do this.

I would suggest though if the vendors are happy for you to contact them, that you don't go overboard as our buyers did when we sold a couple of years back :o

At their first viewing (we were present) they expressed their intention to make an offer, which was accepted after a bit of negotiating through our EA. They then returned with their kids for a second viewing at which point they produced a sheet of paper with their contact details including email and mobile numbers. We thus felt we had little option but to reciprocate.

However, whilst it was in theory a good idea to have the option to be in direct contact if necessary, they did start to take the pee a bit with a serious number of calls and texts querying stuff......eg, there were a few along the lines of 'could you measure the height of a light fitting cable?'

Even some months after completion they sent a text telling us a former neighbour (that we weren't even friendly with) had died - why they felt the need to tell us this escapes me :p

So yes, if it serves the purpose of avoiding *unnecessary* EA involvement - although I personally agree that's what they're being paid by the vendor for - you can suggest the exchange of contact details, but be prepared your vendors might prefer not to......

  • What do you think is not getting through to the vendor?

You must have agreed a price, arranged survey, solicitor sorted, so what else needs to get through via the agent? Most things surely go through the solicitors.
  • I wish we had contact details for the people buying our house. This last week had been so frustrating. We have wasted a week trying to agree a completion date.
They finally agreed on tuesday to a date we set about 3 weeks ago for the 11th October. My father's funeral is tomorrow and I have things to sort out, my wife is moving in with her friend, who will be on holiday week after next so I suggested the 25th. Today at 4:45pm I got an answer back saying they weren't happy with the 25th because its costing them money and they don't want any more delays, so they want to go on the 18th.
I asked my solicitor if she had explained everything as to the delay on our side, turns out she just mentioned we need time to sort out removals. Suggested she get back on the phone and explain in detail ! So they will get an answer tomorrow and come back with a reply tomorrow evening (hopefully).
A quick phonecall or email between us and the buyers could have had it all sorted in 5 minutes and save a lot of frustration and hair pulling on both sides.

(If the cpl buying our house in North Wales are reading this....we do want to complete asap )

we are in contact with our vender ,and its proved very useful , because we had to get reports done for the lenders,

we have only contacted him once and that was to ask a specific question the EA had no idea to the answer,

he has contacted us a couple of times , and once was to ask me how long was going to take, as if I had some kind of control over the whole thing,

so I would say yes its ok to contact them direct providing you don't mind them contacting you,

edit to say, our vender has contacted us 3 times , he is on the phone to my OH as we speak LOL

I've got the direct contact details of my buyer and my vendor. Haven't really spoken to the vendor, but having the buyer's details has been very useful in pushing things along.
