There are a lot of websites offering to do this online and you pay up front. Are they safe

If you mean to put your house into tenant-in-common ownership, then it is reasonably easy to do it yourself by getting the appropriate form from the Land Registry and paying a fee (which I assume is much less than the 'website' charges). Also the Land Registry will be able to give you help and advice. I personally would do it that way.(AKA HRH_MUngo)
