Broker sent application riddled with errors: what would you do?

  • I have had a very positive experience with L&C.

    The broker would email me everything & ask me to confirm by email that all details were correct & only then he would send it across to the lender.

    Between me accepting the product & actual completion(6 days before completion in fact) the interest rate dropped by 0.2% & he helped me quite a lot to get the new lower interest rate & ensure that completion wasn't affected.

    I am new to this site so not sure if I am openly allowed to recommend any individual but if you want I can email you his details & he might be able to help you rescue your application.

    I had very similar experience with L&C, in fact they very successfully managed to misspell even my name. Yes, and it apparently passed the credit check too. Some of other data entry errors were more serious and could be classified as fraud.

    At this point, I already had lost confidence in L&C. I requested them to cancel my application and moved on to another whole of market free mortgage broker who I am very pleased with so far. It did mean another credit check but as someone mentioned it is not a deal breaker if you have good credit history.

    I am still not sure how did the credit check pass, if they misspelled my name on the system.
    I'm afraid my experience with them matches yours point-for-point.

    It sounds like you didn't get to the stage of a bad application form (as opposed to the initial credit check) getting sent to the lender though? That's what really caught me off guard.

    My application was with the underwriter and they asked for further documents. I was requested to sign the application (one page only) with the additional documents the underwriter had asked for. Before signing the application form, I went through the application form through their online system and discovered all these blunders.

    Whenever I asked questions I got conflicting information from them. First I was told by the case worker if Abbey did not receive the documents within 8 working days, the application will lapse. Later on, they said the application will lapse within 5 working days. These are just a few examples.

    Right in the start of application process, I informed the case advisor explicitly that the vendor had offered to pay the stamp duty, which the case advisor said, would be fine. When I read the filled in application form, I found the entry for this incentive was left blank! When I raised this with the case advisor, he became very worried about it. After an hour of this discussion, I received a call from the advisor that the lender was not going to process the application any further as the vendor was paying the stamp duty.

    This meant, I had to renegotiate with the vendor and make alternative arrangements for paying the stamp duty myself which was not convenient at all.

    May be I was unlucky in this case, but won't recommend L&C to anyone.

    Which any experienced advisor would have flagged as an issue right at the outset.

    Interesting, perhaps they just always send it straight off without waiting for any corrections?

    That amazes me, given their error rate here.

    My recent experience with L&C is also similar. Lots of mistakes in the online application form, mostly due to mistakes in data entry when filling up the application form using information gathered over the telephone. Fortunately in my case, I pointed out all the errors and they corrected them before submission. However, will stay clear of L&C for future mortgages.

    Phone and a PDF form (which I had to print, fill in with a pen, scan and send for them to type in again - poor process).

    The real problem is not the original errors, but that they sent the form off without making sure they had my corrections (which were sent by email).
