Leasehold owner- help with building issue

Hi Everyone,

I am new to this site and I really need some advised

I have a mortgage and my property is leasehold, i pay a company ground rent

My property is a downstairs maisonette with someone next door and two upstairs (4 houses under 1 roof)

PROBLEM!

We need our guttering replaced our insurance company (all four houses have to have the same!) will not pay out as its a maintenance issue, ground rent not covered


both household member upstairs agreed to spit cost but our next door neighbour said not her problem, in our deeds i am sure it says we all are responsible for building damage- every time it rains our wall leaks and its a puddle around our plug socket and i have a baby.

where do i go from here, how do i get money from her?

    Sometimes upstairs flats are responsible for the roof/gutters, etc. You will all need to check your leases.

    Who usually deals with the maintenance? When you say you pay ground rent to a company (which goes to the freeholder), do you also pay a service charge to them to cover communal works, future works, buildings insurance, etc? Is there anything in the kitty to cover it?

    Firstly though, check those leases...
