divorce house valuation

hi just had the official valuation through for my OHs property for divorce purposes and it 35k MORE than the estate agent who came round a few months before.

can you appeal an independent valuation which states it is based on immaculate houses in the area but also states that yours is a building site??

    Does this work in your favour, or against? ie are you keeping the house (but therefore getting less in other settlements) or does the value of the house mean your other settlements will be increased to compensate your loss of this 'expensive' property?

    If it works against you, pay for your own Valuation!
  • against!! we had it valued 18 months ago and it was worth 75k max as its a building site. I cant believe the guy thinks its worth £110k.

    'A few months ago' is a little different to '18 months ago'! The market has drastically changed in some areas, so I suppose it's all down to location...

    I would always get three valuations - and I wouln't necessarily trust an EA to provide those figures as some will overvalue thinking it'll get you to sign up with them (invariably they'll have you dropping the price within a month or two!).

    Who carried out this "official" valuation, a chartered surveyor?

    How was the valuation carried out? If it was a joint valuation done after a court direction then you presumably agreed on who would carry it out, and agreed to be bound by it. You can however ask further questions- e.g. about the comparators, and is the valuation 'as is' or assuming that the building work is completed.

    it was a court valuation. he was given the choice of 3 EA to choose from and as he just wanted it over and done with he chose the cheapest one, as did his ex. it says in the paper work, market value is £110k. reinstatement assessment value is £125k, I assume that this is their estimate if the house was done up and completed. jeeez you would think we lived in a bloody castle in the middle of London!!
