Surely if it was only the fire escape it would say 'access to roof' if it says 'access to roof garden' then it's reasonable for her to have access to the garden? But if she has access to a part of the garden, even if it isn't the part she expected, then she has got what she signed for.
Even if her view is correct, this could be very expensive to argue over. It's unlikely that the LL s going to remove a window and replace patio doors so it sounds as though the best she could hope for would be to negotiate a lower rent, and if it is true (does she know whether it is?) that she is paying the same as other, non-garden flats that's not an easy argument to win.
The fact that she signed up without visiting the flat also makes it much harder - unless the lease or the description specifically refers to the patio doors I think she has to accept this is down to her not vewing before she signed.

Yes she has friends in the building her rent is the same as theirs and she has 3 beds and they only have 2 (but rooms are smaller)
