I got 3% off asking price, with carpets, vinyls, tiling, and further upgraded carpets thrown in, All fitted appliances and and turfing to front and back gardens. They gave me full market value for my house as part X: my house was already on the market and simply gave me the asking price it was marketed at. This is Charles Church. Three years ago I got absolutely zero off my Crest Nicholson house!
I am gob-smacked at the reports that some people have got 20-30% off, it simply won't happen at the development I am buying, but I guess it might depend on where you are buying and which builder.
There is one remaining large detached house left on our new CC development: we looked at it first, and whilst it has a nice garden, the parking at the front and the shared access was not for us. This house was completed in Aug and they still haven't got a buyer for it, and it is the last house remaining, but they are not lowering the price. I guess they must confident that it will sell: it must be the parking at the front that is putting people off, as otherwise it is identical to all the other big detached houses, with a nice back garden.
For what its' worth, I only agreed to partX because they offered good money for it. They knew as well as I do that this is a nice , almost brand new house in a 'sought-after' area, and that it will sell, so didn't waste my time with a silly offer. Also, I would not buy next to 'affordable' housing: it will affect the re-sellability of the house, and lots of people have the same views about thouse types of housing that I do.....I got CC to agree in writing, through their lawyers, that they will not change their plans and sell the surrounding houses to mine to affordable. This is a condition of completion and if they change their minds, the deal is off.0
