Hi, this is my first post. Does anyone have any experience of Below Value and House Buyer Bureau companies who buy houses quickly?

Nobody on here will recommend any such company. They pretty much all give low valuations and it's common for prices to be dropped again before exchange/after survey.

Call me cynical, but I'm wondering if someone will pop up as a newbie singing their praises... hmmm.

Thanks. Interesting. They say they get 2 local estate agents to value, then reduce by 10%. Doesn't sound too bad but obviously that isn't how it eventually works.

Who's 'they'?

That's what people are generally advised to do 'normally' (aim for -10% asking price). If you think some company is going to come along and pay the same, then incur selling costs, you're very much mistaken. Chances are it'll be more like >-30% of their own valuer's valuation.
