Selling houe bit of advice

Guys first time posting here on this forum but here is the dilemma.
We have a 5 bedroom house valued at 280-300 in Ireland.
Have got plans done for 2 detached and a semi if selling as a site but no planning perm which would be worth £350,000.
Would you wait and go for planning yourself or contact builders and see if anyone was interested, We were sort of looking to get moving sooner rather than later!!
There is a big garden so only problems are access which we can get from back of huose and obviously nieghbours etc. Maybe this isnt the right thread.
Also would you let estate agent handle it or go about it yourself??
Cheers to any ideas?

well surely if you have plans done already you can just apply?
for the sake of upping your asking price by £50-70k, i'd apply myself, all depends on the timescales though.
also out of curiosity, how can you have 2 x detached properties but only 1 x Semi-detached property? surely if the semi-detached isn't attached to another semi-detached, it then becomes an attached
