Graham would rather eat his own earwax than agree with Loughton Monkey. Although he probably (and I don't want to put words in his mouth) agrees with 99.5% of what's been said he's programmed to make a big deal about the 0.5%.0 -

Here's a plot in Devon. I think I'm reading this correctly but a plot of land for £525,000 with permission for 13 houses. Leveller can knock them up for £90k so that works out as £130k per house.
Knock them out for £210k and you've made £1m gross profit. £180k would be a good price for the area and shift them quicker but that's still £650k. Not all planning has been resolved so I bet there's scope to negotiate a reduction.
If you don't fancy it but someone else does what's the problem? Would it matter where they came from? It's not as if we don't need the houses.0 -

This usually happens when the "bickerer" and in this case the "bickerers" have no leg to stand on. They then decide to muddle the thread/discussion instead of being honest and saying they were wrong.0 -

Out of interest what do you think about that site in Devon? I can't believe it's possible for me as an individual to undercut the big builders (by some margin) whilst still making more profit per house.
I think the estimated sale price is more than fair. Either you've underestimated your building costs or the total costs (and tax) associated with funding, building and marketing a site. There would surely be a queue to buy this site otherwise.0 -

I guess you'd need the resources to be able to chuck up multiple houses at once and get it finished. My friend is a builder but I can't imagine him building 13 houses very quickly.
Plus you'd need to build a road, put gas and water through, electric, phone, etc etc.
