Why does it take SOOO long?

  • If house prices didn't leap so fast people would be less an anxious and more patient as the more protracted the process is, the risk of being gazumped or the seller pulling out increases.

    As a proportion of time lost, the buyer will be expected to offer more for the same property.

    No chain and no mortgage and you can pay to get searches quickly or of your a cash buyer you don't need to have them
    Oh and no survey on a grade two listed 1300 cottage gasp! And the vendor was in the phillipines which delayed things slightly!

    Ot normally takes so long because often when in a chain each vendor then has to find a property and your unaware when the end of the chain is actually complete, then theres everybody's mortgage applications, surveys etc.

  • we hopefully exchange tomorrow which will be 18 weeks! but im not banking on anything
  • Conveyancing does take too long IMO but probably for different reasons depending on the circumstances.

    We're trying to move now and we strongly suspect our solicitor is holding things up. We recently had to answer a few questions as a result of enquiries from our buyers solicitor. Our solicitor forwarded the email from our buyers solicitor but we could see from the dates on the email that it took over 2 weeks to do this!

    We could also see from the documents we had received that the searches were completed promptly, in early August, but it took our solicitor until early September to look at the results and raise enquiries on our behalf.

    Understandably our buyers have been asking what the delay is and we want to get going ourselves. All very frustrating really.
