Anyone help? Few queries from solicitor

I have received a letter from the solicitor today saying there are a few outstanding enquiries and he would like to kno what I want to do.
1. On the house we are buying there has been an extension on the back which is used as a ultility room and the garage has been converted. The sol has the building regs approval and completion certificate but no planning permission and has asked for a imdemnity insurance from the sellers. I know the building work has been done over 4 years ago - so didn't think this was a problem. Is it?
2. The sol wants to see a draft buildings insurance policy but the insurance company are just going to transfer the insurance we have on one property straight to the new property. So i do not have any paperwork yet. Do i have to get it all sorted first? The sol says it needs the lenders name on it.
3. The sol also wants to see the lenders valuation to check it over - any ideas why? I don't have a copy of it so will have to get the IFA onto it.
Anyone ?
Phoned the sol but he isn't in until after lunch!

Can't help, but when I had some queries yesterday from my buyers solicitor's & was stumped on a couple of the questions, I went to the ea handling my sale for help. As they are a small family firm they are happy to help in any way they can, so perhaps speaking to yours if you can't get hold of the solictitor, will enlighten you.
Good luck anyway.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
I) They might well have not needed planning permission for this.
2) When you have a date for exchange you can get the new docs sorted. The insurance company can fax them to your solicitor so it doesn't matter if it is done with short notice. Ask the insurance company to put your mortgage company on the docs.
3)Its usual for the solicitor to check the valuation/survey. Mine included a number of points it said my solicitor should check out.0
