2 storey side extension

I am looking to build a small (2.5m x 3m) side extension to my house. Lower floor to be a study so nothing fancy there. Upper floor to be an extension to an existing bedroom so will need to be knocked through. One window in each and a pitched roof. What should i be expecting when the quotes arrive? Any help much appreciated.
