Some advice please on renting.

Hi,
Its been a while since ive been on here but hope everyone is ok ! :j
Ok might be a bit long here but here's goes... Ive had a massive bust up with my parents and am living with a friend on a informal living agreement (so am classed as a independent student) am currently renting a room of him 4 75 quid per month (and the odd beer or 2 :cool: ). However me and my girlfriend wish to move in together and we have found a lovely flat 4 375 pcm in her local area(she lives in liverpool !). She works and earns just under 500pcm (without overtime which she is prone to do) and am on my placement year at uni where am going to be earning 7000 over the year (roughly 550 after tax) and am also going to be getting my full student loan and full maintence grant etc.
Now we cant actually afford the deposit which is 375 and the 1st month rent at the moment and am wondering would a credit card be the solution (and pay it back once I recieve my student loan etc). I also understand that am eligable for the access to learning fund and should recieve a good amount (the student welfare officer told me that !).
Basicually i don't want to lose the chance of getting this flat and does it sound like I know that am doing ?... I dont want to find myself in finacial diffculty now.

If you can afford 375 per month........ have a long think about it..say for a month then low and behold you will be able to afford the deposit!
Go to the 'debt free wanna be' board to see how easy debt is to get inot and how hard to get out of mate.0 -
If you have a history of debt, don't go putting more on credit cards. I agree with nelly, save for a deposit and first months rent first then look for a property, you'll feel much happier about it.0

Hi,
I went to view the flat yesturday (and it was just what we needed to be honest big enough 4 the 2 of us and snug enough 4 to of us we are already discussing what furniture we need !) and well we would love to take it off the market. There is a fair bit 2 do in the house i.e. damp area's a few marks on walls and scuffed area's on the floor etc and the agent said it will take a few weeks to sort that out and fit a new kitchen.. now the flat has been on the market 4 3 months already (and agent told me we where only 1's 2 view the flat !). Now the agent told me to take it off the market i pay them 80 pound for my references (why when i can get written ones !!) and 4 my guarntor (is that spelt right ?).
It seems a bit expensive 80 quid 4 a few piece's of paper am I being ripped of ?

All agents do this, and i don't think there's anyway to get out of it. I've had to do this twice, first was about £50 and second was about £80. If you rent through the same agent again you don't have to pay the fee, and the more 'upmarket' the agency the higher the fees are from what I can see.
Since the flat has had so little interest I think you are in a really good position to negotiate the rent. I would definately think about making them an offer.Quit smoking 12th July 07 :j0
