Find out what they paid and then find out more about why they are moving from the estate agents.
If it is a good location and well priced then sounds like could be worth paying up to be where you want to be.

Not the buyers market it was, good houses in great school catchment areas will always sell well.

They where a £1 last year then dropped to 50p after a few days if I remember rightly best to leave a few days for anyone wanting them;)
