Good Morning All,
I'm looking for a little bit of advice on buying a house as I've not got much experience of this.
I'm going to put an offer in for a house that has just been put up for sale, signs are up but not on the internet or in local papers yet. We were the first ones to view it at the weekend.
Asking price is 200k which I think is reasonable but I'm looking to get the best price possible. What do you think I should offer? Is it being cheeky putting a low offer in of 160k or have I got nothing to lose as it's a buyer's market.

My advice would be to type the address into google and see what they paid for the house and when. Then look at other prices in the area.
Cheeky offer only works if you have nothing to sell really and if only just gone on the market and you like it then chances are others will too.
Find out what they paid and then find out more about why they are moving from the estate agents.
If it is a good location and well priced then sounds like could be worth paying up to be where you want to be.
Not the buyers market it was, good houses in great school catchment areas will always sell well.
