Surveys

Am about to have a survey done. I was going to go for the home buyers survey but some one said it really isn't worth it . Any advice gratefully received.

    I regret getting a full structural survey done on my property. It has only complicated my house buying process if not ruined it. The surveyors basically cover themselves by saying that each house needs a new roof. Its like saying everybody having a headache needs a CT Scan!

    As you may have guessed already , I certainly am not happy.
    I have no idea about the home buyers survey though. If I were to do things all over again I will not go for a full structural survey , just a valuation or a HB Report. If you are keen on the property you will buy it anyway. Why not get a valuation , and then get a roofer/builder and plumber/gas guy to have a look at it.
    Inside I am THINKING.

    I wouldn't buy an old house without a homebuyers report or full structural survey - if a roof needs work I'd prefer to know it from a surveyor - who doesn't have a vested interest in saying work needs doing unlike a roofer.

    However try and choose a surveyor through personal recommendation and not just your BS.

    How old is the house you are buying roughly? If it is an old property then a buildings survey is advisable. On anything from 1930's onwards then a homebuyer's survey should be adequate.

    If a property is under 20 or so years old I personally only go for valuation if the property appears to be in good condition & very well maintained.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    IMHO under 10 years just a valuation, unless it has been extended etc...,then a homebuyers just to check on its condition. You dont know if it was built to the same spec ?.
    Also a good surveyor will JUST point out certain points such as cracked tiles,damp points,electrical queries etc.
    As cattie said 1930's ish go for the the full structural.
