If a uk home seller lies in the "sellers property information form" can the buyer receive compensation.
Basically, The seller said in sellers property information form that there were no tennants and she had all documentation and certificates (extention). There were tennants and she could you provide certificates so she pulled out at final stages.
Has anyone been in this type of situation and have they received compensation.

            My solicitor thinks I have weak case even though seller lied on documents I relied on. So yes I have lost my money (solicitor, hombuyer survey, mortgage, etc)
I was just waiting for her to give notice to tennants and provide the certificate to extention, before contracts were signed. Everything on my side was ready.0 - 
            I'm assuming you solicitor knows what they're talking about.
Luckily you can still pull out if you want and cut your losses.

Thats why I`m posting to see if I can retrieve any off my money back.
The reason being not telling truth on sellers property information form which I as buyer rely on. sections 8,9,10 of sellers property information form are all lies.0 -

I'm guessing the rules/laws only apply after exchange/completion.

            If you had exchanged and gone on to complete and then found that the seller had lied you would be able to pursue the seller. Before exchange the documents are only information on which you can be expected to rely on when making your decision to purchase. I am entitled to rely on sellers property information form as per its front page. Had I known what I know now, i would not have spent £725 on homebuyer survey etc. I have been misled. Money wasted0 - 
            The information on the Sellers Property Information Form (SPIF) has relevance ONLY when a contract is entered into, and that decision is based (wholly or partly) upon the information given in it. In this case, no contract was entered into and therefore I do not believe that you can use the spif to support an allegation concerning what you see as her wrongdoing.
I can totally understand your anger but I think your solicitor is right that you have a weak or nonexistent case. I wish you better luck and a more honourable seller next time.0 - 
            It doesn't matter what was stated or when as you never made it to the point of exchanging contracts.
That means your vendor has no case to answer at all. Such is the system here.
