End of tenancymy current flat

I am due to hand the keys back for current flat in one weeks time, but the LL has recently ceased using a lettings agent as he says he was not receiving rent. I paid the LL directly at the beginning of Sept and they said they did not know my intentions of leaving at the end of Sept.

I sent them a copy of my notice along with a covering letter.
My problem is that I have not heard back from the LL, I sent the letter recorded delivery so I know they have received it. I don't want them to say that I am liable for another month's rent.
What should I do if I don't hear back from the LL by next week??

    No you don't: They might have refused to sign for it and/or been away / have moved.

    What address is in your tenancy for the landlord - c/o agent?? If so then that's where you need to have sent letter.

    Further I suspect any court would consider a validly served valid notice to quit served on agent will be taken as served on landlord, unless landlord wrote (on paper..) instructing you to deal with him ONLY.

    Are you leaving at the end of the current "fixed term"?? If so you don't need to give ANY notice at all (though polite to do so..).

    I originally sent the letter to the letting agent, but 4 days later I received a letter from the LL stating not to deal with the agents anymore, only him.

    The fixed term tenancy ended a long time ago, I was on a period tenancy agreement.

    Who do I need to give the keys to etc, I also need to get my deposit ASAP.

    In a periodic tenancy, you have to serve notice on a specific date for it to be valid. Please can you tell us your tenancy period dates (normally the date your rent is due but not always) and what date you served the notice on the agents?

    Do you know if your deposit is protected in a scheme and were you given the prescribed information from the scheme used?

    You could (for example) serve it any date you like from 12 to 9 months before valid expiry date...

    Must stop being pedantic!

    ..... serve notice TO EXPIRE on a specific date .....

    Notice should be accepted as served, since the instruction arrived after you served notice. So that leaves the problem of sign off and return of keys.

    In your position I would be sending a copy of notice to the LL with a covering letter explaining that it was sent to the agent before the instruction to deal direct was received and asking LL to make contact to arrange sign off and keys.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

    Yes, you have given more than 1 month's notice to leave, but your notice must expire on a specific date.

    When does your monthly tenancy period start and end? Your notice MAY be invalid if it does not line up with these dates, so we need to establish whether it is correct before we can advise you further.
  • Monthly tenancy period started on 27th, therefore from advise from this site the notice expires on 26th.
